Arq Ignacio (Nacho) Osuna Eskenazi from Guadalajara

From our household..... after 6 months of working with this person, we have separated him from the project of building our new house. For anyone who has built, you know this is a serious decision.

He is from Guadalajara, but seems to be trying to do some work lakeside. I've seen one small house, he said he built, opposite the Waffle House. We were looking for someone who could use the product Hebel (Xella out of Australia, but product is mfg in Monterrey). He said the little house he built was made from Hebel and that he was familiar with the product. Nice guy, good English .... Sounded good at the time since we had been looking for someone familiar with Hebel for some time. And, as many foreigners, fall for the nice guy and good English. Not the correct criteria.

Turned out that the little house across the street was not really built from Hebel ..... and then the story changed to, 'well, one large wall is built of hebel', and then the story changed to the house is only made of brick.

After 6 months of building, the hebel, which is expensive, was way overbought, corresponding issues with all of the steel, problems with him knowing that the initial soil had to be removed before the foundation went in, placement of the house on the lot was misplaced (don't architects know how to do that?), and on and on.

After the fact, we found out that there is some sort of review board of architects out of Guadalajara. We don't know how to access it, but Francisco Nando at Las Salvias Aluminum does. If you are an architect or a building professional, you may be able to access the board. Otherwise, if you live locally, stop in and ask Francisco.

The findings on that board provides additional information about the work of this architect / builder.

I forgot to add .... this guy gave me a PERT chart (for those of you who know what they are) .... showing how everything would be completed in the agreed upon timeframe. I'm used to looking at these things ... and said, it looks like you are already behind! "Oh No" ... the purpose of the PERT Chart is only to show what comes next (that's not true) ......... As it turned out, the only thing he offered that was accurate was a chart of his payments .... He had a flat fee based on the estimated cost of the project.

He would get an initial payment, then equal monthly payments, then a final payment ...... and all of that would be completed within the 'agreed' construction timeframe. The only problem with this is that it was abundantly clear that the construction was not going to be completed in that timeframe .... but he would be 100% paid months in advance of completion. There was absolutely no incentive for completing the project. The client gets stuck with all of the on-going labor costs and more, they are not getting their house and he is not being penalized in any way.
